The HOA will be gutting-out the community building on Saturday September 29th. Volunteers are welcome to assist us! Please be sure to bring a broom, mask and gloves.

Dear Neighbors,
We appreciate having you in our community. We have a lot of great things that we would like to do this year for our community. Every Home Owner IS part of the HOA (Home Owner’s Association). This is your organization. There are just a few elected homeowners that represent the whole community who are the Board Members. We depend on each homeowner for financial support. If you have paid your $40 dues- THANK YOU!! If you have not, please submit your payment soon. We really do need everyone in our community.
What does your $40 do?
The HOA must:
- Pay the electricity: $1200/year
- Pay Insurance on the park $2052/ year
- Park Maintenance $2550/year
- HOA Business (P.O. Box, website. Mailings)
What the HOA would Like to do:
- Renovate the Community Building
- Improve the Park
- Host Community Events
Being hopeful, we are planning our first community event of the year- National Meet Your Neighbor Night! Please come out to The Park on Friday September 28th starting at 5:30 PM. We would love to see you.

As a result of the last general HOA meeting Antonio Fernandez and Jacob Newman have been elected President and Vice-President, respectively. You can view more details on The Board page.
2018 General HOA Meeting
Please join us at our 2018 General HOA Meeting at the Golden Trails Park Pavilion.
Tuesday, July 17th at 7:30 PM.
Among the general business we will vote on amending our Deed Restrictions with the following:
- Amend Deed Restrictions Item # 5 to include fowl and all livestock.
- Amend Item # 12 to include no inoperable vehicles to be parked in the front yard.

First off, we would like to welcome all of the new homeowners to our subdivision. We hope you find our subdivision a great place to live.
At our last meeting in 7/17 the following people were nominated for the positions:

Please remember you don’t have to be on the Board to volunteer your services. If you have an idea on how to better our subdivision and would like to coordinate any activities, please send us a message on our website, above.
All positions are up for re-election this coming meeting. Your participation in the meeting is very important for us to fill these positions.
We need enough members to attend to have a quorum and vote for the following amendments to our Deed Restrictions:

It is important for all property owners to know our current Deed Restrictions. We will have copies at the meeting. You may also obtain these on our website.
Although you may not realize the value of having an active HOA, the Board often works behind the scene to help our neighbors. Our subdivision has seen a lot of activity since Hurricane Harvey. Our home values continue to increase, and we believe having just the 10 deed restrictions has helped. It isn’t many for a subdivision, but they are very important if you care about your home values. Also, our Deed Restrictions help us to be good neighbors.
For many of us, the equity in our homes is our most important asset. All you have to do is look at our well maintained and insured park, the new signs, and our streetlights to know your $40.00 per year is certainly worth it.
Michael Peck is the administrator of our Website, and he is doing a great job. Please check out our new website!
The HOA would like to thank Kenny Martin /K & B Enterprises for mowing our park and keeping it so well maintained. Thank you, too, for installing our Park Rules sign.
We hope to have a good turnout to discuss these important matters, and perhaps even have new people to serve on the Board.

Precinct 4 will be holding another “Heavy Trash Day” on Sat April 28th, 2018 between 8AM-2PM.
Items not accepted include: Paint, Household Chemicals, Oils, Trees and Limbs, Vegetation or Household Garbage.

Be aware of scams..
It is that time of year again and many of us are working new projects. We have had a few people making their rounds and asking for jobs, such as paving your driveway and landscaping:
1) You will want to make sure that you receive a written quotation for the work – one that you thoroughly understand.
2) Check to see if the company has insurance, and ask for and check their references.
3) If you accept their quotation, have them provide a contract with the terms and contract value clearly spelled out.
Doing these 3 things can potentially save you a lot of money!
2017 Golden Trails Newsletter

Mr. Tanksley resigned his position, and according to our By-Laws Greg Priddy was appointed to replace him. Currently, the position of Vice President is not filled.
All positions are up for vote this coming meeting. Your participation in the meeting is very important in order for us to fill these positions. We need enough members to meet a quorum.
Also on the agenda, the Board will be discussing revisions/additions to our existing Deed Restrictions. It is important for all property owners to know our current Deed Restrictions, which may be obtained here. One such addition would prohibit non-running vehicles and heavy equipment to stay parked in front yards. We ask for each homeowners’ input and ideas on change and additions. After discussion, and decisions on what changes we would like to see, we can then schedule another meeting to vote them in, as per our Constitution & By-Laws.

Michael Peck is now the administrator of our Website, and he is doing a great job. The HOA is responding quickly to any complaints or concerns our neighbors may post. Although we may not be able to solve all problems, we certainly try.
