- Said property shall be devoted exclusively to and used exclusively for residence purposes by said Purchaser, his heirs and assigns; the Purchaser hereby bind himself, his heirs and assigns not to construct or permit the construction of any building or improvements at any time upon said property, except such as are suitable for designed and intended to be used as a place or places of residence with the necessary outbuildings required in connection with residences located on said premises and then, only if the building plans and specifications pertaining thereto have been first approved by architectural control committee. This committee to be composed of three residents of Golden Trails.
- It is specifically agreed that no trees of any size are to be cut or removed from a lot until blueprints for a home and plans for a septic system are received and approved by the Homeowners Association and/or Architectural Committee. No garage apartments shall be erected on said lots except in the rear of a residence already constructed.
- No part of any residential building shall be located nearer to the front lot line than (50) fifty feet and not nearer any interior lot line than five (5) feet and not nearer than (30) thirty feet from the rear of said property. Exceptions to the (30) foot rear rule include the following and only the following lots: 1, 2, 60, 61, 62, 63, 120, 121, 122, 123, 155, 156, 181, 182, 210, 211, 212, 213, 217. No residence consisting of less than twelve hundred (1200) square feet shall be erected on said property and the exterior of same shall be not less than fifty-one (51%) percent brick. Prior to beginning construction, blueprints for the structure must be received and approved by the Homeowners Association and/or The Architectural Committee. These blueprints must be issued and assigned by a home builder licensed to operate in the state of Texas. No outdoor toilet shall be constructed upon said property and all toilets and baths shall be installed with and connected to a Septic Tank or sanitary sewer. Plans for the installation of a septic system must be received and approved by the Homeowners Association and/or The Architectural Committee prior to installation. The installer must be licensed to install and/or maintain such systems in the State of Texas. No trailer, tent, shack, garage, barn or other temporary outbuildings erected or placed on any lot in GOLDEN TRAILS shall be used as temporary or permanent residence or for any other purpose whatsoever. The outside of a house must be finished within four months after commencing.
- No noxious or offensive trade or activity shall be carried on upon any lot or tract, nor shall anything be done thereon which may be or become an annoyance or nuisance to the neighborhood.
- No lot or any portion thereof shall be used for the purpose of raising or keeping of swine, goats, mules, sheep, cattle, or any other animals that cause a nuisance for either commercial or personal pleasure other than domestic household pets or horses. Hens are allowed, but no roosters and other nuisance fowl such as geese, peacocks, etc. are allowed.
- Drainage structure of private driveways shall have culverts that meet the requisite diameter according to county engineering requirements and/or at least 18 inches. Waterways (Ditches, Culverts and Gullies) shall be kept free of debris, obstacles and vegetation that impedes the natural flow of rainwater. Fences will be permitted from the front of the residence to the street and must be approved by the Architectural Committee.
- Clothes lines, if used, must be hung in the rear of the property.
- No purchaser shall re-subdivide a lot.
- No sign of any kind shall be displayed to the public view on any residential Building Plat except one sign of not more than five square feet advertising the property for sale, or signs used by a builder to advertise the property during the construction and sale period.
- Easements for installation and maintenance of utilities and drainage facilities are reserved as shown on the plat.
- No automobiles, or parts may be parked in the streets for longer than one week. Inoperable vehicles such as, but not limited to, cars, trucks, boats, campers and RVS shall not be stored in the front yard of the property.
- All property owners in Golden Trails Subdivision shall tie on the water system which services Golden Trails Subdivision and no individual wells may be drilled except those approved by the architectural control committee.
- Structures shall not be in a state of disrepair, or a state that negatively affects the property value of other properties or the neighborhood at large.
The maintenance and liability of street lights, Lake and Park area of GOLDEN TRAILS will be the responsibility of its residence. To what extent is to be determined by the elected architectural control committee.
These restrictions are established for the protection of the residences of GOLDEN TRAILS, consequently must and will be enforced.
These Deed Restrictions of Golden Trails are effective June 1st, 1971 and can be retrieved from the Montgomery County, Texas Public Records office, File Number 275312.
