Thank you to everyone who came out and made their voice heard. Below are the voting results for amendments and Board Positions. See the attached newsletter for a description of each ballot item.

Once the amendments are filed with the county the Deed Restrictions and Constitution will be updated.

Fall 2021 General Meeting

Please join us at our 2021 Fall General Meeting with the HOA Board of Directors. It will be held inside the building at the Golden Trails Park.

Tuesday, October 26th at 6:30 PM.

Among the general business we will vote on amending our Deed Restrictions and By-Laws with the following.

Deed Restriction #2:

  • Proposed update requirement on the cutting down of trees on undeveloped lots


Deed Restriction #3:

  • Proposed update requirement for new homes requiring blueprints and septic plans prior to construction


Deed Restriction #6:

  • Proposed change of language for fence approvals
  • Proposed update requirement on the free flow of waterways (ditches, gullies, etc)
  • Current culvert diameter requirement of 18″ changed to county engineering standards and/or at least 18″


New Deed Restriction:

  • Add requirement that homes and structures not be in a state of disrepair


By-Laws:

  • Vote to re-file the current 2002 By-Laws (see 2nd attachment below) with Montgomery County with tabulated ballots
  • Proposed update for transfer fee
  • Proposed update to annual expenditures for office supplies


Since the previous General Meeting did not have a quorum we will also be holding the annual vote for President, Vice President, Treasurer, Secretary and Director positions 1-5.

All HOA members in good standing will be eligible to vote. Full details are on the document attached.

2017 Golden Trails Newsletter

First off, we would like to welcome all of the new homeowners to our subdivision. We hope you find our subdivision a great place to live.

At our last meeting in 8/16 the following people were nominated for the positions:

  • Greg Priddy, Vice-Pres.
  • Judy Weinburger, Secretary
  • Sharon Kabrich, Treasurer
  • Delores Gage, Director
  • Michael Peck, Director
  • Carol Willard, Director
  • Lisa Wilson, Director

Mr. Tanksley resigned his position, and according to our By-Laws Greg Priddy was appointed to replace him. Currently, the position of Vice President is not filled.

All positions are up for vote this coming meeting. Your participation in the meeting is very important in order for us to fill these positions. We need enough members to meet a quorum.

Also on the agenda, the Board will be discussing revisions/additions to our existing Deed Restrictions. It is important for all property owners to know our current Deed Restrictions, which may be obtained here. One such addition would prohibit non-running vehicles and heavy equipment to stay parked in front yards. We ask for each homeowners’ input and ideas on change and additions. After discussion, and decisions on what changes we would like to see, we can then schedule another meeting to vote them in, as per our Constitution & By-Laws.

Although you may not realize the value of having an active HOA, the Board often works behind the scene to help our neighbors. But all you have to do is look at our well maintained park, the new signs, and our streetlights to know your $40.00 per year is certainly worth it.

Michael Peck is now the administrator of our Website, and he is doing a great job. The HOA is responding quickly to any complaints or concerns our neighbors may post. Although we may not be able to solve all problems, we certainly try.

We hope to have a good turnout to discuss these important matters, and perhaps even have new people to serve on the Board.
